Lake Templene is located just outside of Centreville Michigan Saint Joseph County. This 900 acre recreational lake is just 2 hours from Chicago and Detroit, Michigan. For passions of boaters, skiers, and fisherman: this area is enchanted with beautiful views, calm waters, and abundant fish.
The Mission of the Lake Templene Property Owners Association is to protect and enhance both the living environment of the L.T.P.O.A. members and Lake Templene.

First Lake Treatment Scheduled - The plans are to treat the week of May 14th.
2012 Aquatic Plant Management Update - The question of what will the mild winter, hot March and the much greater number of sunny days through the winter and early spring, mean to the aquatic plant growth has been answered. We have a bumper crop of Eurasian Milfoil throughout the lake including in some places that haven't normally had Milfoil. The plan for the first treatment is to treat the week of May 14th. We are deviating from our normal strategy of using systemic herbicides, because of the number of acres needing treatment and the density of the Milfoil in some areas. If we use systemics on the first treatment, we would use 75% of our chemical budget. By using contact herbicides, we will see some regrowth of the Eurasian Milfoil this year, but we will assess the re-treatment options once we understand how much regrowth we see. We may opt to do some harvesting instead of chemical treatment as the Starry Stonewort bottom coverage reduces the spreading probability of Eurasian Milfoil by fragmentation.
Dredging Material & Yard Waste Site Rules and Restrictions - Please note that the L.T.P.O.A. Dredging Material & Yard Waste site Rules and Restrictions have been revised to include NO HUNTING OR DISCHARGING OF FIRE ARMS ON THE PROPERTY. These rules are posted at the entrance of the site and on the L.T.P.O.A. Web site section under members files.

The following is an explanation of the LTPOA 2012 dues as listed on the statements mailed to members:
LTPOA Dues - $50 per owner. Funds are used for administrative costs (accounting, legal fees, office supplies, computer, internet), the newsletters, website, information materials, and social events.
Uniform Annual Dues - $100 per owner. Funds are used to maintain the streets and other LTPOA properties.
Lake Weed Management Assessment - There are three categories of properties: On Water, Off Water, and Undeveloped. Each is assessed a different amount. Funds are used for aquatic plant management. The charge for On Water is $195, the charge for Off Water is $120, and the charge for Undeveloped is $95.
The above charges have remained the same since they were approved by the membership in 1989.
Real Estate Dues - $10.30 per owner. Funds were authorized under a ten year contract agreement to purchase all the streets, three islands, the lake bottom land, the land for the new LTPOA boat launch next to the dam, and the dam from the developer.
Emergency Aquatic Management Assessment- Funds are used to supplement the regular Lake Weed Management Assessment to meet the costs of controlling Starry Stonewort. They are allocated on a percentage to match the three category charges used for the regular Lake Weed Management Assessment.

Update - Lake Preservation Plan March 2012- Here is the latest update from the volunteers working with Sherman Township lakefront property owners. So far, the latest drive to reach a 75% "Yes" vote on establishing a Special Assessment District to fund the Lake Preservation Plan stands at 56% with 70+ signatures obtained out of 125 lakefront properties in Sherman Twp. We will continue our efforts to obtain the necessary 75%. Pheasant Pointe property owners have been the most supportive with an 80% signature success rate thanks to Gregg Dohm's continued efforts. The support from all the volunteers working with Seven Springs, Broken Tree, Swan Bay, Timber Trace and Pheasant Pointe property owners is appreciated by all the members of the board.
